Terms of engagement

The terms on which SCLL Group provides advisory and project-management services. These terms apply alongside the engagement letter signed for each project.

Scope of services

SCLL Group provides search, pre-acquisition, renovation-management, and disposition advisory services for residential property in the Algarve. The exact scope, deliverables, and timeline of each engagement are set out in the engagement letter for that project.

We act as advisor and project coordinator. We are not a licensed real-estate agency, law firm, tax advisor, or banking institution. Where regulated services are required we coordinate with appropriately licensed third parties.

Fees

Fees are quoted in writing in the engagement letter and may take the form of a fixed retainer, a percentage of project budget, a success fee on disposition, or a combination thereof. All fees are exclusive of VAT (IVA) at the prevailing Portuguese rate.

Pass-through costs — notary, registry, surveyor, contractor invoices, taxes — are billed at cost with supporting documentation.

Client obligations

The client agrees to provide accurate information, respond to requests within reasonable timeframes, and make funds available on the schedule agreed in the engagement letter. Material delays attributable to the client may extend the project timeline and trigger reasonable cost adjustments.

Confidentiality

We treat all client information as confidential. We do not publish project details, financial figures, or client identities without prior written consent. Anonymised case figures may be used for indicative purposes.

Liability

Our liability for any single engagement is limited to the fees received under that engagement, save in cases of gross negligence or wilful misconduct. We do not warrant or guarantee specific investment returns; figures presented during the engagement are indicative only.

Governing law

These terms are governed by the laws of Portugal. Any dispute arising under them is subject to the exclusive jurisdiction of the courts of Faro.
